Goodwin and Marshall requests discussion of a proposed residential development on 81.94 acres south of Forum Drive, west of Sara Jane Parkway, and east of S. Great Southwest Parkway. The proposed development would consist of 148 detached single-family units on 41.57 net acres along with 24 acres of multi-family development intended for market rate and and senior living. The property is accessible from Forum Dr. and is bisected by an overhead powerline easement. Prairie Creek forms the southern border of the property and is a defined FEMA floodplain. The developer is proposing to amentize this area with a trail system and open space accessible by both the multi-family and the single-family portions of the site. An existing pond lies on the western portion of the property and would be linked to the trail network.
Proposed lot sizes for the detached single-family are a minimum of 40x115' foot lots with alley-accessible rear entry garages. Proposed single-family elevations and multi-family elevations are attached. The property is currently zoned PD-256A, a planned development consisting of defined single-family, multi-family and commercial zones. Development of the property as proposed requires rezoning to expand the single-family portion and change the commercial areas to multi-family. The commercial areas were envisioned for the then-proposed intersection of Sara Jane Parkway and Forum Drive. Since the zoning was put in place, the alignment of Sara Jane was moved to the east so that the commercial area of PD-256 now sits mid-block across from residential development. The Future Land Use map designates the area as Medium Density Residential.
