Analysis
David Zulejkic has purchased the existing Bush Mobile Home Park at 701 Shady Grove, approximately 1/4 mile west of Belt Line Road, along with multiple existing Light Industrial tracts to the west totalling approximately 17 acres (Exhibit A). Mr. Zulejkic proposes to redevelop the existing park for approximately 280 mobile home units in a gated community. The site layout, attached as Exhibit B, would utilize new paved streets with accommodations for 16, 18, and 32 foot wide mobile home units. Features and amenities would include a screening wall from Shady Grove Road, deed restrictions with architectural controls, a dog park, 2 playgrounds, and a linear trail system utilizing stands of existing trees.
The proposal would require both a rezoning and Specific Use Permit per Article 26 of the Unified Development Code. The Future Land Use designation is primarily Mixed Use with a small portion of Light Industrial.
