Adair Survey, Abstract No. 19, City of Grand Prairie, Dallas County, Texas, 122.6 acres zoned LI, Light Industrial within the SH 161 Corridor Overlay. within Council District 1.
PURPOSE OF REQUEST:
Construction of a two-story 1,700 square foot entry addition to an existing Lockheed Martin industrial facility. Any development within an overlay district requires City Council approval of a Site Plan.

PROPOSED USE CHARACTERISTICS AND FUNCTION:
The proposal includes a controlled entrance into the existing Lockheed factory and warehouse. To accommodate the building addition, an existing driveway and loading area will be realigned, existing fire department connections (FDC) will be relocated, and an existing pedestrian pathway will be reconfigured to meet ADA requirements.
EXCEPTIONS:
The property is located within the SH 161 Overlay which requires 100% masonry construction on all exterior wall surfaces. To match the surface of the existing building, the applicant is proposing to use sheet metal siding. Given the appearance of the surrounding buildings and the distance from W Marshall Dr (approximately 675 feet), staff is not opposed to the exception. The addition will not be visible from 161 due to the presence of existing buildings.
RECOMMENDATION:
The Development Review Committee (DRC) recommends approval as requested by the applicant.
At its February 4, 2019 meeting the Planning and Zoning Commission voted unanimously to recommend approval as requested.
