PURPOSE OF REQUEST:
The applicant is proposing to final plat 54.16 acres of undeveloped land in PD-39 and the SH 161 Overlay District for a Transfer & Storage Terminal Facility. August 6, 2018; the Commission recommended approved for a Specific Use Permit to allow for 625,000 square foot Transfer & Storage Facility for the site. This item is currently on the agenda for the November 6th City Council meeting.
PLAT FEATURES:
The property has frontage on W. Oakdale Road and State Highway 161 Service Road.
There are existing rights-of-way easements for Texas Midstream Gas, Southwestern Bell Telephone, and 100 yr floodplain and utility easement on the property. In addition, this plat will dedicate 21'-48' width rights-of- way improvements for W. Oakdale Road as shown to accommodate access to the development.
The property will utilize a lift station to connect sanitary sewer to a gravity manhole on Hardrock Road.
A Preliminary Plat for Lots 1 & 2 is on the current agenda for Planning & Zoning Commission’s consideration.
RECOMMENDATION:
The Development Review Committee recommends approval.
