SUMMARY:
This is a request to approve a Replat combining 6 non-residential lots on 0.87 acres in the General Retail District. The subject property is generally located on the north side of East Main Street at the address 1640 E. Main Street.
PURPOSE OF REQUEST:
The purpose of the Replat is to create 1 lot out of 0.87 acres to facilitate a new Auto Related Business.
ADJACENT LAND USES AND ACCESS:
North: GR, General Retail District
East: GR, General Retail District
South: Across E. Main Street is LI, Light Industrial District.
West: GR, General Retail District
CONFORMANCE WITH COMPREHENSIVE PLAN:
The 2010 Comprehensive Plan’s Future Land Use Map (FLUM) designates the area as Commercial/Retail/Office. Appropriate uses include office developments and general retail. The proposal is consistent with the FLUM.
PLAT FEATURES:
The site has access from E. Main Street. The plat depicts required utility easements and right-of-way dedications. The plat meets all the dimensional and development standards required by the UDC. A 10 foot right-of-way dedication is required along the north and south sides of the property being platted. These right-of-way dedications are to facilitate future road development along E. Main Street and Small Street.
