Analysis

Consider a request for approval of Final Plat Amendment renaming one of the streets contained within the Mira Lagos D-1 Addition from Marea to Sendero.  The subject property is zoned Planned Development 271A (PD-271A) District and is located on the southeast corner of England Parkway and S. Grand Peninsula Drive. The property is located in the Lake Ridge Parkway Overlay District.

 

COMMENTS:

 

This is a request for approval of a staff initiated (working with the property owner, First Texas Homes, and JBI Partners, Inc.) Final Plat Amendment changing the street named Marea, as originally established and contained on the recorded Mira Lagos D-1 Addition plat, to Sendero. The street name change is necessary as a very similar sounding street name, Maria, already exists within the Pioneer Ridge Phase I Addition.  Staff contends that the change is necessary to avoid any confusion for both citizens and emergency responders.  No other changes are proposed.

 

As this error was discovered prior to the issuance of any building permits, no property owners will be negatively impacted by the proposed street name change.

 

This plat is in substantial compliance with the requirements of the Unified Development Code.

 

RECOMMENDATION

 

The Development Review Committee recommends approval of the Mira Lagos D-1 Final Plat Amendment.
