Analysis

SUMMARY:

Consider a request to approve a Final Plat establishing one (1) single family residential lot on 2.142 acres.  The subject property is zoned Single Family-1 (SF-1) District for single family detached residential uses and is generally located west of Lakeridge Pkwy north of Vineyard Road (more specifically addressed at 1522 Vineyard Road) The property is also located within Interstate 20 (IH-20) Overlay Corridor District.  The property is located in City Council District 6, represented by Councilman Jeff Wooldridge.

 

ADJACENT LAND USES AND ACCESS:

 

North: Single Family-1 (SF-1) district and is developed as single family homes.

 

South: Single Family-1 (SF-1) district and is developed as single family homes.

 

East: Single Family-1 (SF-1) district and is developed as single family homes.

 

West: Single Family-1 (SF-1) district and is developed as single family homes.

 

PURPOSE OF REQUEST:

 

The purpose of the request is to establish a single family residential lot, build a single family detached house and subsequently demolish the existing house on the property.

 

CHARACTERISTICS AND FUNCTION:

 

The existing 1,700 sq. ft. brick veneer home was built in 1963 on Tract 64 of W.H. Beeman Survey Abstract 126 when residential properties over 2 acres were not required to plat.  Other accessory structures were added to the property and has since been removed.

RECOMMENDATION:

DRC recommends approval of the plat subject to the applicant applying for a demolition permit for the demolition of the existing home. The applicant has agreed that demolition of the existing home shall be completed before a Certificate of Occupancy will be issued for the new residence.

At its December 3, 2018 meeting, the Planning and Zoning Commission voted on consent to recommend approval with the requested variance.
