Tract 11, Allen Jenkins Survey, Abstract No. 713, City of Grand Prairie, Dallas County, Texas, zoned C, within the SH-161 Overlay District, generally located at the southeast corner of S HWY 161 and W Pioneer Pkwy, and addressed as 1201 Pioneer Pkwy.
PURPOSE OF REQUEST:
The purpose of the Final Plat is to create one lot on 1.439 acres to facilitate commercial development in the SH 161 Corridor.

HISTORY:
• June 1, 2015: The Planning and Zoning Commission approved the Final Plat for Bush & Pioneer Centre on 32.391 acres. The subject property was not included in this plat.
PLAT FEATURES:
The plat depicts the necessary utility easements and meets density and dimensional requirements in the Unified Development Code (UDC).
The site will be accessible from the northbound SH 161 frontage road and W Pioneer Pkwy using the center’s internal access roads, which are part of Lot 1.
Prior to submitting the final plat for signatures and filing, the applicant shall amend the cross access easement located on Lot 1 (Instrument No. 201500252470) to reflect the proposed drive depicted on the accompanying site plan (Case Number SU190201/S190201) and add the easement and instrument number to the plat.
RECOMMENDATION:
The Development Review Committee (DRC) recommends approval.
