 PURPOSE OF REQUEST:

 

The purpose of the request is to create two lots from one.  First Baptist Church of Grand Prairie is located on Lot 1R, Block 1.  Lot 2, Block 1 will be included in the final plat of Epic East Towne Crossing.  The replat will reconfigure access drives to accommodate Lot 1R, Block 1 of First Baptist Church of Grand Prairie Addition and future Epic East Towne Crossing Lots by abandoning an existing access easement and establishing a new access easement.

 

ADJACENT LAND USES AND ACCESS:

 

North -                     Undeveloped land, within the floodway and zoned PD-91, is north of the subject property.

 

South -                      Mayfield Road is south of the subject property.  IKEA is south of Mayfield Road.

 

East -                     Robinson Road is east of the subject property.  Single Family homes are east of Robinson Road.

 

West -                     Undeveloped land, zoned Planned Development-364 (PD-364) District is east of the subject property.

 

CONFORMANCE WITH COMPREHENSIVE PLAN:

 

The 2010 Comprehensive Plan’s Future Land Use Map (FLUM) designates the property as Commercial/Retail and Open Space/Drainage.  Commercial/Retail development includes office, service, and retail.  The proposal is consistent with the FLUM.

 

PLAT FEATURES:

 

The Lots are accessible by drives on Mayfield Road.  The plat depicts the necessary utility and access easements.

 

RECOMMENDATION:

 

The Development Review Committee (DRC) recommends approval subject to DRC comments.
