COMMENTS:

 

This property is being platted in conformance with the requirement for new construction.  The applicant is proposing to subdivide this 9.184 acre parcels, currently home to the United Artist Theater, into 5 parcels.  The applicant is planning on leasing or selling the land to various commercial businesses.  No specific businesses are currently secured in a contract, at this point.

 

The property is zoned Planned Development 173 (PD-173) for commercial uses. A final plat will be required to be submitted an approved before any construction can begin.  On the final plat, access, utility, and drainage easements shall be dedicated to ensure sufficient access and services to all lots.  Because the property is within a planned development, all new construction will be required to obtain site plan approval before any construction can begin.

RECOMMENDATION

 

The Development Review Committee recommends approval of the Preliminary Plat of the Westchester East Addition in conformance with the following conditions:

 

1.                     All subsequent final plats shall provide the necessary access, drainage, and utility easements.

2.                     Must comply with and address all comments provided by the Development Review Committee, found in city case file number P151103.
