SUMMARY:

 

A request to approve a Replat creating 3 non-residential lots on 2.97 acres. The subject property is generally located on the south side of W. Warrior Trail at the address 2325 W. Warrior Trail.

 

PURPOSE OF REQUEST:

 

The purpose of the Replat is to create 3 lots out of 2.97 acres to facilitate commercial developments.

 

ADJACENT LAND USES AND ACCESS:

 

North:                     Across W. Warrior Trail, The Epic, zoned PD-187, Planned Development 187

 

East:                     Vacant Lot, zoned PD-59, Planned Development59

 

South:                      Single Family Subdivision, zoned PD-127, Planned Development 127

 

West:                     HVAC Sales, zoned PD-58, Planned Development 58

 

CONFORMANCE WITH COMPREHENSIVE PLAN:

 

The 2010 Comprehensive Plan’s Future Land Use Map (FLUM) designates the area as Commercial/Retail/Office.  Appropriate uses include small office developments and general retail.  The proposal is consistent with the FLUM.

 

PLAT FEATURES:

 

The site has access from W. Warrior Trail. The plat depicts required utility easements and right-of-way dedications. The plat meets all the dimensional and development standards required by the UDC. A 15 foot Utility easement is being added to the north edge of the plat in addition to the 15 foot Utility and Drainage easements along the south and ease sides of the plat. These easements are to facilitate future drainage/use in the area once it is developed.

 

RECOMMENDATION:

 

The Development Review Committee recommends approval of the requested Replat.
