PURPOSE OF REQUEST:
The applicant is proposing to plat 0.86 acres at 2942 W. Camp Wisdom Road into a single-lot non-residential subdivision. The subject site is currently the General Retail-1 (GR-1) District zoned .
CONFORMANCE WITH COMPREHENSIVE PLAN:
The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Commercia/Retail/Office (CRO) uses. This use is consistent with this FLUM designation.

PLAT FEATURES
The plat graphically depicts access to West Camp Wisdom through the use of an mutual access easement, a portion of which is off-site. The access on the property is inadequate to serve the site per the Unified Development Code regulations and the off-site easement has not been consented to by the adjacent property owner. Therefore access has not been provided with this plat. Drainage and utility easements are also depicted on the plat. The plat indicates sanitary sewer will be connected through the use of an off-site easement; however, the adjacent property owner has not consented to the easement. Therefore, sanitary sewer has not been provided with this plat.

RECOMMENDATION:
The plat does not provide adequate access or sanitary sewer to the proposed lot. Staff recommends denial of the request.
