HISTORY:
• October 7, 2003: City Council approved PD-294, a planned development district for general retail, multi-family, and mini storage uses.
• March 21, 2017: City Council approved a zoning change and concept plan (Case Number Z170202/CP170201) creating PD-294D, a planned development district for general retail, multi-family, and hotel uses.
• May 15, 2018: City Council approved a site plan (Case Number S180404) for Phase 1 of the Sutherland, a 273-unit multi-family development on 8.047 acres.
• A preliminary plat (Case Number P181201) is under concurrent review.
PLAT FEATURES:
Lot 1 is intended for Phase 1 of the Sutherland, a multi-family development. Lot 2 is intended for general retail development and multi-family development. The developer will be required to replat Lot 2 into two lots (as depicted on the preliminary plat) to accommodate Phase 2 of the multi-family development. The developer must also establish access easements on Lot 2 to allow cross access with the commercial lot to the north.
The plat depicts the necessary utility, drainage, access, and landscape easements and meets the density and dimensional requirements in the Unified Development Code (UDC).
RECOMMENDATION:
The Development Review Committee (DRC) recommends approval with the condition that the drainage and detention easement is released prior to construction of buildings over the easement.
