Final Plat of Lot 1, Block 1, Zaza Auto Addition, a replat of 0.818 acres to combine (4) four industrial lots into one to establish necessary easements and accommodate the proposed development of the property. Lots 15, 40, 41, 42, 43, Block 4, Idlewild Heights Addition, City of Grand Priarie, Dallas County, Texas.  The property is zoned HI District, Heavy Industrial District within the Central Business District No. 4 (CBD-4) , and generally located west of Camden Drive and approximately 558 feet south of E. Jefferson Street and addressed at 365 Camden Drive.

PURPOSE OF REQUEST:                     

 

The applicant is proposing to combine five (5) industrial lots totaling 0.818 acres into one lot for proposed Auto-Related Uses. The applicant proposes to develop 3 single story auto repair shops on the property.

 

CONFORMANCE WITH COMPREHENSIVE PLAN: 

 

The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Industrial uses. Auto-Related Uses will be consistent with the FLUM.

 

PLAT FEATURES:

 

The applicant proposes to establish a single 0.818 acre (35,620 square foot) lot. The property is approximately 208 feet in width and 274 feet in depth and meets the dimensional standards of HI, Heavy Industrial District. Additional review for driveway locations and/or utility service requirements will be required as determined by staff.

 

Replatting of the property is required prior to the issuance of any building permits. Future lots and new development must conform to the density and dimensional requirements of the Unified Development Code as well as any Specific Use Permits required for certain uses.

RECOMMENDATION:

 

The Development Review Committee recommends approval.
