Consider a request to approve a Final Plat creating one (1) industrial lot on 14.12 acres. The subject property, zoned Light Industrial (LI) District for industrial uses, is generally located east of S. Great Southwest Parkway and approximately 623 feet north of W. Warrior Trail (more specifically addressed at 2911 S. Great Southwest Parkway). The property is also located within Great Southwest Industrial District. The property is located in City Council District 2, represented by Councilman Jim Swafford.

PURPOSE OF REQUEST:
The applicant is proposing to plat 14.12 acres in a Light Industrial District. A Specific Use Permit was granted in 2017 for a 270,000 sq. ft. Transfer and Storage Facility.

PLAT FEATURES:
This plat consists of a 270,000 square foot office/warehouse building. The plat dedicates necessary utility easements to accommodate the development. The plat provides access easements to adjoining properties establishing connections to public rights-of-way providing access to adjoining properties. A 5 foot wall maintenance easement is shown on the plat to provide access to a minimum 7 foot masonry screen wall required as a condition to the Specific Use Permit. The plat also dedicates rights-of-way for future improvement to S. Great Southwest Parkway.
