SUMMARY:

Consider a request to approve a preliminary plat to establish a three (3) lot non-residential subdivision.  The 14.144-acre property, zoned Planned Development 283 (PD-283) District, is located at 5100 Lake Ridge Parkway. The property is also located within the Lake Ridge Corridor Overlay District.

 

This property is being preliminarily platted in conformance with the requirement for new construction.  Specifically, the minimum lot dimensional standards are met, the proposed two access driveways meet the minimum spacing standards, and all future utility, drainage, and access easements necessary for the full development of the 14.144 acres are able to be formally established with the final plat. Final platting will be required prior to the issuence of any building permits.

 

The Engineer has completed the technical revisions as requested by staff.  Conditional approval of this plat by the Planning & Zoning Commission shall constitute approval subject to conformity with the prescribed conditions, but shall constitute disapproval until such conditions are met.

 

With the exception of the items listed as conditions of approval, this plat is in substantial compliance with the requirements of the Unified Development Code.

 

RECOMMENDATION

 

The Development Review Committee recommends approval of the Preliminary Plat of the Victory @ Lakeridge Addition subject to conformance with Development Review Committee comments.
