SUMMARY:
Preliminary Plat for The Sutherland, Lots 1, 2 & 3, Block 1. Tract 1, Frederick Dohme Survey, Abstract No. 395, City of Grand Prairie, Dallas County, Texas, zoned PD-294D, within the SH 161 Overlay District, and addressed as 3600 Robinson Rd.
PURPOSE OF REQUEST:
The purpose of the Preliminary Plat is to create three lots on 39.244 acres to facilitate multi-family and commercial development in the 161 Corridor.

HISTORY:
• October 7, 2003: City Council approved PD-294, a planned development district for general retail, multi-family, and mini storage uses.
• March 21, 2017: City Council approved a zoning change and concept plan (Case Number Z170202/CP170201) creating PD-294D, a planned development district for general retail, multi-family, and hotel uses.
• May 15, 2018: City Council approved a site plan (Case Number S180404) for Phase 1 of the Sutherland, a 273-unit multi-family development on 8.047 acres.
PLAT FEATURES:
Lots 1 and 3 are intended for multi-family development; Lot 2 is intended for general retail development. The plat depicts the necessary utility, drainage, access, and landscape easements and meets the density and dimensional requirements in the Unified Development Code (UDC).
RECOMMENDATION:
The Development Review Committee (DRC) recommends approval.
