PURPOSE OF REQUEST:
The applicant is proposing to final plat 20.40 acres into a 74-lot residential subdivision with 73 residential lots and one homeowners association lot. The subject site is zoned PD-336 for residential uses and is within the Lake Ridge Overlay District.
CONFORMANCE WITH COMPREHENSIVE PLAN:
The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Low-Density Residential (LDR) uses. The FLUM equates LDR uses to residential developments with no more than 5.8 dwelling units per acre. The net density proposed with this final plat is 3.63 dwelling units per acre. This use is consistent with this FLUM designation.

PLAT FEATURES
Access will be provided two existing roads: Oxbow Dr. and Tahoe Dr. The open space lot is 2.12 acres. Utility connections, easements, and facilities have also been depicted on the plat.

The final plat is consistent with the approved preliminary plat. The DRC recommends approval.
