SUMMARY:

 

This is a request to approve a Residential Replat creating 1 lot out of 2.04 acres. The subject property is located at the addresses 2948 and 2952 Muirfield Avenue and zoned PD-258, Planned Development-258.

 

PURPOSE OF REQUEST:

 

The purpose of this Residential Replat is to create 1 lot out of the 2.04 acres to facilitate building a residential house on a larger lot as well as help mitigate the large Storm Water Management Area on the north side of the property.

HISTORY:

 

                     The property was previously rezoned into Planned Development 258 on July 10, 2001.

 

PLAT FEATURES:

 

The newly created lot will have access from Muirfield Avenue. The plat depicts required utility easements and right-of-way dedications. The plat meets all the dimensional and development standards required by the UDC.

 

RECOMMENDATION:

 

The Development Review Committee recommends approval of the requested Residential Replat.
