SUMMARY:
Preliminary Plat for 309 single-family residential lots and 7 common lots on 89.98 acres out of the JOS Stewart Survey, Abstract No. E961, in the City of Grand Prairie ETJ, Ellis County, Texas, Approximately 1 mile southwest of US Hwy 287, south of Lakeview Drive, southeast of Cypress Road.
PRIOR APPROVALS:
• At its April 3, 2017 meeting, the Planning and Zoning Commission approved a Final Plat for Prairie Ridge, Phase 1, 182 single-family lots on 52.73 acres (P170401).
• At its June 4, 2018 meeting, the Planning and Zoning Commission approved a Preliminary Plat for Prairie Ridge, Phase 2, 167 single-family lots on 68.8 acres (P180503).
PLAT FEATURES:
Prairie Ridge, Phase 2B includes all lots from Phase 2 and the southern 21 acres of Phase 1 for a total of 309 single-family lots. The lots south of Prairie Ridge Boulevard and east of the 150’ TESCO easement were reconfigured due to a 60’ BEP easement running east-west through the property.
Per the adopted Developer Agreement governing the Prairie Ridge development, Phase 2B consists of 103 PR-SF2 lots (minimum 60’ width as measured at the front build line) and 206 PR-SF3 lots (minimum 53’ width as measured at the front build line). The plat also depicts 120 feet of right of way to accommodate the expansion of Prairie Ridge Boulevard and seven common/open space lots. Plans for roadway improvements and improvements within the common/open space lots must be approved prior to filing the Final Plat.
Drainage will be handled by underground storm sewer piped into a storm main constructed with Prairie Ridge, Phase 1. Water will be supplied by a newly-constructed 20” main and sewer will be handled by an 18” main, both running parallel with Prairie Ridge Boulevard. Prairie Ridge Boulevard and Lakeview Road will provide access from U.S. 287.
RECOMMENDATION:
The Development Review Committee recommends approval.
