Consider a request to approve a Final Plat of Lot 497-R, Block 1, of Lake Ridge Section 10-II, to create a single lot out of two lots within the existing residential subdivision.  The 1.419-acre tract is zoned Planned Development-220 (PD-220) District and addressed as 839 Bentwater Pkwy and 835 Bentwater Pkwy.

PURPOSE OF REQUEST:

The applicant is requesting approval of a Final Plat to create a single lot out of two lots within the existing residential subdivision on 1.419-acre tract.

CONFORMANCE WITH COMPREHENSIVE PLAN:

The 2010 Comprehensive Plan’s Future Land Use Map (FLUM) designates the area as Planned Development-220 (PD-220) for residential uses.  Development in this category should include residential uses.  The proposal is consistent with the FLUM. 

ZONING REQUIREMENTS:

Dimensional Requirements

The subject site is zoned Planned Development-220 (PD-220) District for single family residential uses.  The proposed lot meets the dimensional standards for both zoning districts.

PLAT FEATURES:

The property is accessible by Bentwater Pkwy and Cliffside Dr.  The plat depicts the required utility easements.

REQUESTED APPEALS BY APPLICANT:

No appeals are being requested by the applicant.

RECOMMENDATION:

The DRC recommended approval of the proposal subject to the conditions of approval.
