 SUMMARY:

 

Preliminary Plat, Lot 1R, Block D, Bardin Road Addition, in Dallas and Tarrant counties, for the purpose of creating a single lot for industrial development. The property is a total of 28.38 acres zoned PD, Planned Development within the Interstate 20 Overlay District and addressed as 1950 and 2150 Bardin Road. 

 

ADJACENT LAND USES AND ACCESS:

 

North:                     Light Industrial zoned PD-55 and PD-30 (commercial; light industrial)

 

South:                      Bardin Rd; Undeveloped property zoned PD-30 (light industrial)

 

East:                     Matthew Rd; Single-family residential zoned SF-1, Single-Family Residential

 

West:                     Bardin Rd; Undeveloped Property zoned PD-30 (light industrial)

 

PURPOSE OF REQUEST:

 

The proposed replat will facilitate the use and expansion of an existing 430,000 square foot building and 22.07 acre lot by combining the existing platted property (Lot 1, Block D, Bardin Road Addition) with the neighboring tracts.

PLAT FEATURES:

 

The proposed lot has access from Bardin Road at two points and right-turn-only egress to Matthew Road. The plat depicts all required drainage and utility easements including a 100 foot overhead power transmission easement.

 

RECOMMENDATION:

 

The Development Review Committee recommends approval with the following amendments:

 

- Change Lot 1A to Lot 1R

- Remove lines and references to “zoning boundary”

- Change PD with underlying LI uses to “PD-372 with underlying LI uses”

- Title block should reference Lot 1, Block D, then the number of acres on the Dallas side that are unplatted (approximately 1.5 acres, not 27 acres), then the number of acres on the Tarrant side that are unplatted.
