The subject property (Lot 3R) is zoned Single Family-1 (SF-1) District and (Lot 4R1) is Light Industrial (LI) District. The property is generally located north of Jelmak Avenue and approximately 584 feet west of Hardrock Road; more specifically addressed at 1412 & 1502 Jelmak Avenue. The property is also located within State Highway-161 (SH-161) Overlay Corridor District. The property is located in City Council District 1, represented by Councilwoman Jorja Clemson.

PURPOSE OF REQUEST:
The purpose for this replat is to adjust/relocate property boundaries to consolidate the industrial property and existing parking lot on a single lot. In addition, right-of-way will be dedicated for Jelmak Avenue with the proposed plat.
PLAT FEATURES:
The proposed replat shall adjust property boundaries resulting in increasing acreage in Lot 4R
