SUMMARY:
This is a request to approve a Residential Replat creating 2 lots out of 0.359 acres. The subject property is located at the address 1302 Avenue C, and zoned SF-4, Single Family-4 Dwelling District.
PURPOSE OF REQUEST:
The purpose of this Residential Replat is to create 2 lots out of the 0.359 acres to facilitate building a residential house. The northern Lot 7 is being created out of a portion of Lakecrest Drive right-of-way.

• The property was previously platted as Lakecrest Addition, No. 1 in 1968.
• On May 21, 2019 a 5,789 square foot right-of-way abandonment was approved for this plat under case No. RA190501.
PLAT FEATURES:
The newly created lot will have access from Avenue C once the street is built. The plat depicts required utility easements and right-of-way dedications. The plat meets all the dimensional and development standards required by the UDC.
