 SUMMARY:

Final Plat, Lot 1, Block A, Avilla Heritage Addition, one 13.46 acre lot for the purpose of attached and detached residential development. Tract 2.3, C.D. Ball Survey, Abstract No. 1699, City of Grand Prairie, Dallas County, Texas, 13.425 acres zoned PD-367 in the IH-20 and SH-161 Overlay Districts and addressed as 2030 S. Forum Dr.

 

ADJACENT LAND USES AND ACCESS:

 

North:                     Single-Family Residential zoned PD-231(single-family)

 

South:                      Undeveloped property zoned PD- 377 (multi-family)

 

East:                     Undeveloped property zoned PD-331 (commercial)

 

West:                     Single-Family Residential zoned PD-231 and undeveloped property zoned PD-377

 

PURPOSE OF REQUEST:

 

The purpose of the request is to develop 140 single-story attached and detached residences on a single 13.46 acre lot in a Planned Development district.

DEVELOPMENT CHARACTERISTICS:

Townhome Development

The development consists of a single lot with frontage and access from Forum Drive and an emergency only access from Waterwood Drive. An internal drive will provide circulation and be maintained by the property owner. External subdivision fencing and screening and a walking trail will also sit completely within the single lot and be maintained by the property owner. Sufficient public right of way currently exists along Forum Drive and Waterwood Drive. The developer will be required to install a public sidewalk along the frontage of the development.

A 25 foot drainage easement is shown to be dedicated on the eastern edge of the property and will run between the residential subdivision to the north and Forum Drive.

New residential subdivisions are required to provide a centralized mail delivery kiosk. The proposed location of the mail kiosk is near the amenity center. The developer must submit written documentation of a central mail service delivery agreement with USPS to the Planning Department before the final plat is filed.

 

RECOMMENDATION:

DRC finds that the preliminary plat meets the requirements of PD-367 and the Unified Development Code and recommends approval as presented.
