PURPOSE OF REQUEST:
The applicant is proposing to plat 11.31 acres into a single-lot residential subdivision. The subject site is currently zoned Agriculture (A) District d is within the Lakeridge Overlay District.
CONFORMANCE WITH COMPREHENSIVE PLAN:
The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Low-Density Residential (LDR) uses. The FLUM equates LDR uses to residential developments with no more than 5.8 dwelling units per acre. The applicant is proposing one single-family residential lot on 11.31 acres. This proposal is consistent with this FLUM designation.

PLAT FEATURES
Access to the lot will be gained from Seeton Road. No access is permissible from South Grand Peninsula. Due to the presence of floodplain on the property, building areas are graphically depicted on the plat to disclose the location were buildings are permissible. The plat depicts the limits of the floodplain, along with drainage and utility easements.
