The subject property, zoned Planned Development 12 (PD-12) for commercial uses, the property lies within the State Highway 161 (SH-161) Overlay Corridor District. The property is generally located east of the State Highway 161 NB Service Road and north of Dickey Road, extending north of Desco Lane. The property is located in City Council District 1, represented by Councilman Jorja Clemson.

COMMENTS:
The Planning & Zoning Commission originally approved the preliminary plat for this property in February 2015. Since that time, there has been no development activity on the property, therefore it has since expired. More recently, Planning & Zoning Commission (December 4, 2017) and subsequent City Council has approved a Site Plan for Natitex, Block 1, Lot 1 (Disability Dental Services) in association with this plat.
In addition to establishing (13) thirteen commercial lot boundaries, the plat dedicates the necessary access and other easement to accommodate the development of the properties.
