SUMMARY:
Consider a request to approve a Replat of Lots 1 & 2, Block 1 of the M-Electric Addition creating two (2) non-residential lots. The purpose of the replat is to subdivide one lot into two, dedicate rights -of-way and revise the necessary drainage easement for the development of Lot 1. Currently, the 4.107-acre vacant lot is platted as Little John Addition, Block 1, Lot 1 and zoned Light Industrial (LI) District. The property is generally located at the southeast corner of Roy Orr Boulevard and Rock Island Road and it lies within the State Highway 161 Overlay Corridor District (SH 161Overlay Corridor).
The purpose for the replat is to establish two nonresidential lots on 4.107acres.
In addition, the proposed replat will also:
• Dedicate rights-of-way for the roadway improvements at Rock Island Road and Roy Orr Boulevard intersection.
• Dedicate the necessary easements for the development of Lot 1.
• Realign drainage and detention easements on Lot 2.
The applicant/owner has submitted a corresponding site plan for the development of Lot 1 on the current agenda for consideration.
RECOMMENDATIONS:
Development Review Committee recommends approval of this item subject to final approval of Roadway Improvement Agreement via the Public Works/Engineering Department.
