SUMMARY:

 

Preliminary Plat for Mansions at Lake Ridge for Multi-Family Residential Development.  B B B & C RR Co Survey, Abstract No. 1700, City of Grand Prairie, Dallas County, Texas, zoned PD-297C within the Lake Ridge Corridor Overlay, generally located west of the intersection of Lake Ridge Parkway and England Parkway.

 

PURPOSE OF REQUEST:

 

The purpose of the Preliminary Plat is to create 2 lots on 17.81 acres to facilitate commercial and multi-family development in the Lake Ridge Corridor.  City Council approved a Site Plan (S170903) for multi-family and mixed use development on Lot 1.  A Specific Use Permit/Site Plan for commercial development on Lot 2 is under review (SU180301/S180301).

 

ADJACENT LAND USES AND ACCESS:

 

North:                     Undeveloped land, owned by the US Army Corps of Engineers.

 

South:                      Lake Ridge Parkway and undeveloped land owned by the US Army Corps of Engineers.

 

East:                     Undeveloped land owned by the US Army Corps of Engineers; Joe Pool Lake.

 

West:                     Lake Ridge Parkway and undeveloped land, zoned PD-365 and PD-298A.

 

PLAT FEATURES:

 

Both lots will be accessible by a shared drive off of Lake Ridge Pkwy.  The shared drive aligns with England Pkwy.  The developer is responsible for designing and constructing signal modifications at this intersection.  Right-of-way to accommodate signal modifications will be dedicated with the Final Plat.  The plat depicts the necessary utility easements.

 

The plat meets density and dimensional requirements in PD-297C and the UDC.

 

RECOMMENDATION:

 

DRC recommends approval.
