PURPOSE OF REQUEST:                     

 

The applicant is proposing to replat 0.76 acres in the Burbank Gardens Subdivision into a three-lot residential subdivision.  The subject site is currently zoned Single Family Four (SF-4) district. 

 

CONFORMANCE WITH COMPREHENSIVE PLAN: 

 

The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Low Density Residential (LDR) uses.  The FLUM indicates that zoning districts consistent with the LDR designation are Agriculture (A), Single Family Estate (SF-E), and Single Family 1 - 4 Districts.  Appropriate density for this designation, per the FLUM, is 0 - 6 dwelling units per net acre.  The subject site is zoned SF-4 and has an average density of approximately 3.94 dwelling units per acre.  This proposal is consistent with the LDR FLUM designation.

 

BACKGROUND

 

On November 27, 2006, the Planning and Zoning Commission voted 9 - 0 to approve a replat for this property that included four lots of land; however, the replat expired before it was recorded by the owner.

 

On April 29, 2014, a replat request was submitted for consideration that included four lots. Upon Staff review, it was found that four lots on this irregularly shaped piece of property did not meet the minimum dimension regulations adopted in the Unified Development Code (UDC).  The applicant has since revised the replat to propose a replat that is compatible with the UDC.

1 - The minimum lot depth as measured from the center of the property’s frontage is less than the required 110 ft.  However, the lot is irregularly shaped.  The property is 13,656 square feet, which provides ample opportunity for a padsite that meets the minimum requirements for constructing a structure.

 

PLAT FEATURES

 

Access will be gained from NE. 33rd Street. Utility connections, easements, and facilities have also been depicted on the plat.

RECOMMENDATION:
