SUMMARY:

 

Consider a request to combine 15 acre tract into an existing 29 acre industrial complex to accommodate an 188,000 square foot addition, and relocate necessary utility easements.  The property is zoned Planned Development 241 (PD-241) and lies within the Great Southwest Industrial District (GSW). The property is in City Council District 2, represented by Councilman Jim Swafford.  The subject site is generally located north of W. Warrior Trail and approximately 645 feet east of S. Great Southwest Parkway (2370 W. Warrior Trail).

PURPOSE OF REQUEST:                     

 

The purpose for this replat is to combine Advantage Commercial Park, Block A, Lot 1, Warrior Trail Park, Block 1, Lot 1, and adjust easements on the property to accommodate the proposed facility expansion.

 

CONFORMANCE WITH COMPREHENSIVE PLAN: 

 

The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Industrial uses. The facility’s expansion will be consistent with the FLUM.

 

ZONING & SITE PLAN REQUIREMENTS                     

 

In October 2017, the Planning & Zoning Commission recommended approval of Fresh Express’ zoning PD amendment & site plan and City Council subsequently approved the request subject to the removal of a northern east-west arterial designated on the Master Thoroughfare Plan.  In addition, the site proposal was approved subject to certain screening requirements as well.

 

PLAT FEATURES:

When combined the total acreage of the plat will the 44.572 acres.  As mentioned above, the plat proposes to relocate utility easements as well as adjustment in drainage easement to accommodate the facility expansion on the property.  In addition, 25’ X 25’ corners clip for future rights-of--way for extension of Warrior Trail and future Fall Drive intersection.

 

REQUESTED APPEALS BY APPLICANT:

 

No appeals are being requested by the applicant.

 

RECOMMENDATION:

 

The Development Review Committee recommends approval of the requested replat.
