PURPOSE OF REQUEST:

The applicant is proposing to replat five (5) lots into two (2) lots totaling 0.36 acres.  The subject site is currently zoned Single Family-Four (SF-4) District for low density residential uses.

CONFORMANCE WITH COMPREHENSIVE PLAN

The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Low Density Residential (LDR) uses.  The 2010 Comprehensive Plan specifies appropriate density in the LDR classification is 0 - 6 dwelling units per net acre.  The proposed replat creates two (2) lots on 0.36 acres and does not appreciably affect the low density in the area.  The proposal is consistent with the FLUM.

1                     This plat dedicates a 10’ x 10’ corner clip for right-of-way.  The corner clip decreases the lot width of Lot 1-R by 10 feet and creates a deficiency of five feet.  Without dedication of the corner clip, the width would meet the minimum requirement.

PLAT FEATURES:

The proposed lots will gain access from SW 15th Street. The plat depicts all required drainage and utility easements.  Water and wastewater taps are required for each lot, to be installed at the property owner’s expense.

REQUESTED APPEALS BY APPLICANT:

No appeals are being requested by the applicant.

RECOMMENDATION:

The DRC recommends approval of the proposed final plat request.
