PURPOSE OF REQUEST:
The purpose of the final plat is to create 87 residential lots and 8 open space lots to facilitate the development of a townhome community on 9.26 acres.

DEVELOPMENT CHARACTERISTICS:
Townhome Development
The townhome development consists of 87 residential lots and 8 HOA lots. The development is accessible from S Grand Peninsula Dr and Lake Ridge Pkwy; each lot is accessible from a public street or alley.
The minimum lot size is 1,680 square feet, the minimum lot width is 21 feet, and the minimum lot depth is 75 feet. The final plat complies with the density and dimensional standards in PD-365.
The final plat includes open space lots which will be dedicated to and maintained by a mandatory homeowners association. The developer has submitted a draft of the Declarations of Covenants, Conditions and Restrictions; this document must be finalized before the final plat is filed.
The developer must submit copies of the landscape and wall plan to the Planning Division before the final plat can be filed.
PLAT FEATURES:
The plat depicts the necessary utility easements and additional right-of-way for the decel lane on Lake Ridge Pkwy. Engineering plans are under review. The developer is coordinating with the U.S. Army Corps of Engineers (USACE) on acceptance of any drainage onto the USACE property. The developer shall provide written documentation of acceptance by the USACE before filing the plat.
RECOMMENDATION:
The Development Review Committee (DRC) recommends approval with the condition that the developer continue to work with Staff on street names.
