PURPOSE OF REQUEST:

The applicant intends to develop a subdivision with 35 single family lots on 8.891 acres.

DEVELOPMENT CHARACTERISTICS:

Lot Size and Density

The area of lots in the proposed subdivision ranges from 7,798 square feet to 14,414 square feet.  The median lot area is 8,125 square feet.  The minimum lot width is 65 feet.  The minimum lot depth is 110 feet.  The net density is 3.9 dwelling units per acre.

Common Areas

The plat includes five common areas which will be dedicated to and maintained by a mandatory homeowners association.  The developer has created and filed the certificate of formation for Clearview Estates Homeowners Association, Inc. 

New residential subdivisions are required to provide a centralized mail delivery kiosk.  The proposed location of the mail kiosk is on lot 18X, Block B. 

Plat Features

The development is accessible from two points on Seeton Road.  Two internal streets provide circulation.  The plat depicts the necessary utility and wall maintenance easements.  A 10 ft. Texas Electric Service Company easement will be abandoned by separate easement.  The developer shall abandon the easement and add the recording information to the plat before filing it with the county.

RECOMMENDATION:

The Development Review Committee (DRC) recommends approval.
