Consider a request to approve a replat to create a one-lot multi-family residential subdivision. The 12.28-acre property, located at 2255 Arkansas Ln., is zoned Planned Development 341 (PD-341) district for Multi-Family 3 (MF-3) uses and within the Highway 161 Corridor Overlay District.

PURPOSE OF REQUEST:                     

 

The purpose of the replat is to show all existing easements as they currently exist. The configuration of the platted lots will not change.

 

CONFORMANCE WITH COMPREHENSIVE PLAN: 

 

The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for High Density Residential (HDR) uses.  The FLUM indicates that zoning districts consistent with the HDR designation are MF-1, MF-2, and MF-3 districts.  Appropriate density for this designation, per the FLUM, is 12 or greater dwelling units per net acre.  The subject site is zoned PD-341 with MF-3 uses and has an average density of that exceeds 12 dwelling units per acre.  This proposal is consistent with the LDR FLUM designation.

 

BACKGROUND

 

On June 6, 2011, the Planning and Zoning Commission approved a replat for this property to create a two-lot subdivision.

 

On May 20, 2014, a replat request was submitted for consideration that depicted easements as they currently exist.
