The subject property is zoned Light Industrial (LI) District for industrial uses and is generally located east of 111th Street, just north of the city limit boundary with City of Arlington; more specifically addressed at 1116 111th Street. The property is also located within Great Southwest Industrial (GSW) District. The property is located in City Council District No.1, represented by Councilwoman Jorja Clemson.

PURPOSE OF REQUEST:
The purpose for this replat is to subdivide one industrial lot into two separate properties and establish property boundary boundaries in conjunction with city limit boundaries, and necessary utility easements to accommodate the future development of the properties. The applicant, Winholt Equipment facility is located on the southern portion of the property, located completely in City of Arlington, with the remaining undeveloped, LI zoning portion in the City of Grand Prairie.
CONFORMANCE WITH COMPREHENSIVE PLAN:
The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Industrial uses. At this time the replat does not provide any new development proposals.
PLAT FEATURES:
The proposed replat shall establish two separate lots:
• Block 1, Lot 1; 3.896 acres located in the City of Grand Prairie and City of Arlington.
• Block 1, Lot 2; 1.075 acres located entirely in the City of Arlington.
Services (Water & Sanitary Sewer) shall be provided by the City of Arlington.
REQUESTED APPEALS BY APPLICANT:
No appeals are being requested by the applicant.
RECOMMENDATION:
The Development Review Committee recommends approval of the requested replat.
