PURPOSE OF REQUEST:
The applicant is proposing to final plat 58.59 acres into a 186-lot residential subdivision with 171 residential lots and 15 homeowners association lots. The subject site is zoned PD-271C for residential uses and is within the Lake Ridge Overlay District.
CONFORMANCE WITH COMPREHENSIVE PLAN:
The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Low-Density Residential (LDR) uses. The FLUM equates LDR uses to residential developments with no more than 5.8 dwelling units per acre. The net density proposed with this final plat is 3.17 dwelling units per acre. This use is consistent with this FLUM designation.
ZONING REQUIREMENTS
Dimensional Requirements
The subject site is zoned PD-271C for Single Family Residential uses and is within the Lake Ridge Overlay District. The proposal meets all applicable minimum dimensional requirements specified in PD-271C.
PLAT FEATURES
Access will be provided from Seeton Road. Utility connections, easements, and facilities have also been depicted on the plat.

No appeals are being requested by the applicant.
RECOMMENDATION:
The final plat is consistent with the approved preliminary plat. The DRC recommends approval.
