SUMMARY:

Consider a Final Plat to establish one lot to accommodate a two-story, 193,000 sq.ft. Transfer & Storage Terminal.  The 10.15 acre property is zoned Light Industrial (LI) District and is located within the Interstate-30 (IH-30) Overlay Corridor District.  Situated in the Dudley F. Pearson Survey, Abstract No. 1130 and James McLaughlin Survey, Abstract No. 846, Dallas County, Texas to be platted as Grand Lakes Business Park, Phase 3, Block 1, Lot 1.  The property is located in City Council District 5, represented by Councilman Cole Humphreys.

 

ADJACENT LAND USES AND ACCESS:

North -                     Interstate 30 Frontage Road

 

South - Zoned LI, Light Industrial; developed as industrial uses.

 

East -                     Zoned LI, Light Industrial; undeveloped

COMMENTS:

The final plat establishes property boundaries and identifies utility easements necessary for the development of the property.  The plat establishes a 10.15 acre lot to accommodate the development of the property.  The purpose of the plat approval is to ensure full compliance with these regulations and standards.   The relocation of the billboard and its associated easements are being processed via separate instrument as reflected on the associated site plan as presented on the current agenda.
