SUMMARY:
Consider a request to approve a Final Plat establishing two (2) commercial lots on 2.54 acres. The subject property is zoned Planned Development-92 (PD-92) District for commercial uses and is generally located east of N. State Highway 161 northbound Service Road and approximately 318 feet south of W. Tarrant Road (more specifically addressed at 1300 & 1326 N. SH 161) The property is also located within SH 161 Overlay Corridor District. The property is located in City Council District 5, represented by Councilman Cole Humphreys.

PURPOSE OF REQUEST:
The applicant is proposing to plat two commercial lots, identify exiting utility easements and establish a cross access easements on the property. The subject site is currently zoned PD-92 for commercial, retail and office uses.

PLAT FEATURES:
This plat consists of two commercial lots. Lot 1 was developed in the mid-1980s as a (6,000 sq. ft.) bank and was approved in June 2017 to operate as a child care center. The proposed Lot 2 has remained undeveloped in part due to uncertainty of alignment and the slope easement for state Highway 161 Service Road.
The property has existing easements for sanitary sewer, storm sewer, electric, and general utilites on Lot 1. A portion of the aforementioned slope easement cuts across Lot 2 within the front building line. The property slopes towards the existing single-family residential neighborhood to the immediate east with mature vegetation serving as a natural buffer. A 24’ cross access easement will allow access to Lot 2 through Lot 1.
