SUMMARY:

 

Amending Plat for Epic West Towne Crossing, Phase 1.  Epic West Towne Crossing Phase 1, Lot 1, Block A, Lots 1-7, Block B and Lot 1, Block C, City of Grand Prairie, Dallas County, Texas, zoned PD-364, within the SH 161 Overlay District, and generally located on the west side of SH 161, south of Warrior Trl, and north of Mayfield Rd.

 

PURPOSE OF REQUEST:

 

The purpose of the plat is to establish, adjust, and abandon utility easements and create two separate lots for the creek channel.  The City will not maintain the creek; it will be the property owner’s responsibility.  An additional access easement across the creek will allow movement between lots on either side of the creek.

HISTORY:

 

                     July 18, 2017: City Council approved PD-364 (Case Number Z170401), a planned development for commercial and multi-family uses.

 

                     August 7, 2017: The Planning and Zoning Commission approved a preliminary plat (Case Number P170805) for Epic West Towne Crossing Phase 1.

 

                     September 11, 2017: The Planning and Zoning Commission approved a Final Plat (Case Number P170904) for Epic West Towne Crossing Phase 1.

 

                     September 19, 2017: City Council approved a site plan (Case Number S170905) for Epic West Towne Crossing Phase 1.

 

                     September 19, 2017: City Council approved a specific use permit (Case Number SU170905) for a restaurant with a drive-through.

 

                     September 19, 2017: City Council approved a specific use permit and site plan (Case Number SU170803/S170802) for a convenience store with gasoline sales.

 

                     October 16, 2018: City Council approved a site plan (Case Number S181003) for restaurant and entertainment uses.

 

PLAT FEATURES:

 

The plat depicts the necessary utility easements and meets density and dimensional requirements in PD-364 and the Unified Development Code (UDC).

 

RECOMMENDATION:

 

The Development Review Committee (DRC) recommends approval.
