PURPOSE OF REQUEST:      
 
The applicant is proposing to plat 12.29 acres in Planned Development-29 (PD-29) District into a five-lot non-residential subdivision. The property is also within the I.H. 20 and S.H. 161 Overlay Districts.   
 
CONFORMANCE WITH COMPREHENSIVE PLAN:  
 
The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Commercial/Retail/Office uses.  This use is consistent with this FLUM designation.

PLAT FEATURES
 
The plat graphically depicts access to Sara Jane Parkway, Bob Smith Parkway, and the Interstate 20 Frontage Road, as well as, mutual access, drainage and utility easements. A billboard exists on the property currently. The plat graphically depicts an easement on Lot 4, Block A, entitled Billboard Easement.
