Analysis

RP181002 - Replat - Dalworth Park Addition, Lots 9R1 & 10R, Block 104 (City Council District 1).  Consider a request to approve a replat to subdivide one (1) single family residential lot into two (2) single residential lots.  The 0.373 acre property is located at southwest of Galveston Street and N.W. 17th Street, specifically addressed at 317 SW 17th Street. An existing single family detached residential home occupies the northern portion of the 2F residential zoned lot.

 

ADJACENT LAND USES:

 

North -Parcels north of the subject property are zoned Two-Family Residential (2F) District and developed for single family residential uses.

 

South -The Dalworth Park Subdivision is located to the south; properties within the subdivision are zoned Single Family-Four (SF-4) District. 

 

East - Located east of the subject property is zoned Single Family-4 (SF-4) District and used for single family residences.

 

West - The property to the west is zoned Two-Family Residential (2F) District and used for single family residences.

                     

PURPOSE OF REQUEST:                     

 

The applicant is proposing to subdivide the 0.373 acre property into two (2) separate lots in order to allow the construction of a single family home on the newly created lot as a result of replat.

 

ZONING REQUIREMENTS:

The site is currently zoned 2F, which is governed by the use regulations found in Article 4 and the density and dimensional requirements found in Article 6 of the Unified Development Code (UDC).  The table summarizes what is required and what is being provided. The proposal meets the density and dimensional standards.

PROPOSED USE CHARACTERISTICS AND FUNCTION:

 

An existing 1,300 square foot, single-family residential house was constructed on the property in the mid-1960s.  There is evidence of a previous structure located south of the exsting house on the property.  The  proposed single family lot complies with the minimum density and dimensional requirements of the Unified Development Code.
