Consider a Final Plat to establish three (3) industrial lots and two (2) drainage lots (Block 4, Lot 1 & 2X, Block 5, Lots 1, 2 & 3X) to establish property boundaries, dedicate rights-of-way, floodway, drainage and other easements to accommodate the development of the property.

 

The 206.70 acre property is zoned Planned Development-217C (PD-217C) District and is generally located southwest of Commerce Park Drive and N. Belt Line Road.  The property is situated in the Benjamin Reed Survey, Abstract No. 1225 and is within the Belt Line Corridor Overlay District.  The property is located in City Council District 1, represented by Councilwoman Jorja Clemson.

The applicant proposes to plat 206.7 acres in PD-217C into a four-lot non-residential subdivision.  The subject site is currently zoned PD-217C for Commercial, Retail, and Light Industrial uses.

PLAT FEATURES

 

This plat consists of three (3) office/warehouse buildings, [Building 9 is 188K sq. ft. Building 10 is 524K sq. ft. and Building 11 is 312K sq. ft.] Block 4, Lot 2X & Block 5, Lot 3X are designated drainage easement lots. The plat dedicates necessary utility easements to accommodate the development. The plat provides access easements to adjoining properties establishing connections to public rights-of-way along with establishing right-of-way for bridge construction across the drainage channel from the existing terminus of Refuge Way south to serve Lot 1, Block 4 and Lots 1 & 2, Block 5, and ultimately intersecting with Belt Line Road.
