SUMMARY:

 

Consider a request to approve a preliminary plat to create a three-lot-non-residential subdivision.   The 59.11-acre property, zoned Planned Development 39 (PD-29) District, is located at 2701 Beltline Road, 601 E. Wildlife Parkway, and 701 E. Wildlife Parkway.

PURPOSE OF REQUEST:                     

 

The applicant is proposing a final plat for approximately 59.11 acres in PD-39 into a 3-lot non-residential subdivision; two non-residential lots and one non-buildable “X” lot.  The subject site is currently zoned PD-39 for retail, office, service, light industrial, special amusement, and special entertainment uses. 

 

CONFORMANCE WITH COMPREHENSIVE PLAN: 

 

The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Mixed Use (MU) and Open Space and Recreational (OS/R) uses.  The zoning ordinance governing the subject site designates this area for retail, office, service, light industrial, special amusement, and special entertainment uses.  These uses are inconsistent with the MU and OS/R designations.  Annually, the Land Use Map is amended to reconcile inconsistencies such as this.

The subject site is zoned PD-39 for retail, office, service, light industrial, special amusement, and special entertainment uses. The application is a request to preliminary plat the property in accordance with the Light Industrial standards set forth in the Unified Development Code (UDC).  The proposal meets all applicable minimum dimension requirements for the LI zoning district.  The following table provides detailed dimensional requirements information. The development includes 3 non-residential lots.  The smallest lot (Lot 1, Block 1) is evaluated against the standards; all other lots should meet if the smallest lot meets.

PLAT FEATURES

 

The proposed lots will have access to Beltline Road and Wildlife Parkway.  Subsequent final plats and site plans will be required that graphically depict any easements made necessary due to the development of the site.
