SUMMARY: Consider a request for approval of a Unified Signage Plan allowing for a roof sign on the Asia Times Square Phase II building. The 13.71 acre property, located at 2625 W. Pioneer Road, is zoned Light Industrial (LI).

PURPOSE OF REQUEST:
The applicant is seeking a variance from Section 9.10.5 of Article 9: Sign Standards of the Unified Development Code (UDC) that limits a roof sign to: 1) no more than 50 square feet in total area, 2) no more than 50 feet in total height from grade, and 3) no more than 4 feet of sign above the roofline. The applicant is proposing to erect a 4 foot x 28 foot (112sqft.) roof sign on top of the existing entrance feature located on the Asia Times Square Phase II (the old Sam's Club) building. The roof sign will simply the display the name of the facility - Asia Times Square. The top of the proposed roof sign will be approximately 42 feet from grade.
REVIEW PROCESS:
In accordance with Section 9.16.1 of Article 9 of the Unified Development Code, an applicant for a sign permit that has a unique use, site conditions, or other unusual factors for consideration, may elect to submit a Unified Signage Plan for review and approval by Development Review Committee (DRC). While the DRC is not opposed to the requested Unified Signage Plan, as the scale of the requested roof sign is small in comparison to the building, the DRC has recommended that the request be forwarded to City Council for approval/disapproval.
RECOMMENDATION:
The Development Review Committee is not opposed to this request.
