PURPOSE OF REQUEST:
The applicant is proposing to plat 26.04 acres in PD-217C into a two-lot non-residential subdivision. The subject site is currently zoned PD-217C for Commercial, Retail, and Light Industrial uses.
CONFORMANCE WITH COMPREHENSIVE PLAN:
The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Mixed-Uses (MU). This use is consistent with this FLUM designation.

The subject site is zoned PD-217C for Commercial (C), Retail (R), and Light Industrial (LI) uses. The proposal meets all applicable minimum dimension requirements for the LI zoning district. PLAT FEATURES
The plat graphically depicts access to Lion Country Parkway, Wildlife Park Drive, and Beltline Road, drainage and utility easements. The plat also depicts a "25-foot No Build" along the northern property line and indicates a "35-foot No Build" easement by separate instrument on Lot 2.
