Preliminary Plat for Elevation Addition, Lots 1 and 2, Block 1. Tract 2, Frederick Dohme Survey, Abstract No. 395 and Tract 2, Stephen B McCommas Survey, Abstract No. 888, City of Grand Prairie, Dallas County, Texas, zoned PD-383, within the SH 161 Overlay District and the I-20 Overlay District, and generally located south of Forum Dr between SH 161 and Robinson Rd.
PURPOSE OF REQUEST:
The purpose of the Preliminary Plat is to create two lots on 17.409 acres to facilitate commercial and multi-family development in the I-20 Corridor and SH 161 Corridor Overlay Districts.

HISTORY:
• October 16, 2018: City Council approved a zoning request and concept plan (Case Number Z181001/CP181001), creating PD-383, a planned development district for general retail and multi-family development.
PLAT FEATURES:
The plat depicts the necessary utility easements and meets density and dimensional requirements in PD-383 and the Unified Development Code (UDC).
Lot 1 will be accessible from Forum Drive. Lot 2 will be directly accessible from the northbound SH 161 frontage road and accessible from Forum Drive using a drive on Lot 1.
An existing drive located on Lot 2 provides access to the Ikea sign. The applicant will need to address the relocation of this drive and access easement prior to final platting Lot 2.
RECOMMENDATION:
The Development Review Committee (DRC) recommends approval.
