Consider a request to approve a final plat to create a one-lot non-residential subdivision.  The 1.72-acre property, located at 1110 N. Belt Line Road, is zoned Planned Development 217 (PD-217) for mixed uses and is within the Belt Line Corridor Overlay District.

PURPOSE OF REQUEST:                     

 

The applicant is proposing to final plat 1.72 acres in PD-217 into a single-lot non-residential subdivision.  The subject site is currently zoned PD-217 for Commercial uses and is within the Belt Line Corridor Overlay District. 

 

CONFORMANCE WITH COMPREHENSIVE PLAN: 

 

The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Commercial/Retail/Office (CRO) uses.  This use is consistent with this FLUM designation.

 

ZONING REQUIREMENTS

PLAT FEATURES

 

Access will be provided to Belt Line Road via on driveway access point and to the I-30 Frontage Road via two driveway access points.  Subsequent final plats and site plans will be required that graphically depict any easements made necessary due to the development of the site.

RECOMMENDATION:

 

The Development Review Committee recommended approval of the final plat.
