Consider a request to approve a final plat to create a 93-lot single-family subdivision; Lakeview West Section 2 Addition, Phase I.  The 27.95-acre property, zoned Planned Development No. 336 (PD-336) District, is generally located west and north of Seeton Road.  The agent is Daniel Dewey, JBI Partners, Inc., the applicant is Zachary C Motley, D.R. Horton Homes, and the owner is Don Allen, D.R. Horton Homes.

PURPOSE OF REQUEST:      
 
The applicant is requesting approval to final plat a 27.95-acre residential subdivision with 91 residential lots and four Homeowners' Association (HOA) lots. Planned Development 336, the ordinance that governs this property, designates this area for single family detached residential uses. The Unified Development Code (UDC) requires platting as a condition of obtaining a building permit. The property is being processed concurrent with a preliminary plat.   
 
 
CONFORMANCE WITH COMPREHENSIVE PLAN:  
 
The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Low-Density Residential (LDR) uses. The FLUM equates LDR uses to residential developments with no more than 5.8 dwelling units per acre. The net density proposed with this preliminary plat is 3.59 dwelling units per acre.  This use is consistent with this FLUM designation.

PLAT FEATURES
 
Access will be provided via Seeton Road. A total of four open space lots have been provided with a total acreage of 2.10 acres.  Utility connections, easements, and facilities have also been depicted on the plat.
