PURPOSE OF REQUEST:
The applicant is proposing to replat a 5.007 acre portion of the Townhome at Camp Wisdom Addition to reconfigure the lot layout of 30 of the unbuilt residential lots within the addition to accommodate a slightly modified townhome footprint. The shift in property lines is negligible (a few inches in most cases) but necessary to establish an accurate legal lot description for conveyance purposes. The number of existing residential lots (30 lots) and existing outlot/greenspace/access drive lots (1 lot) will be unchanged.
CONFORMANCE WITH COMPREHENSIVE PLAN:
The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for High Density Residential (HDR) uses (6-12 dwelling units per net acre). The FLUM indicates that zoning districts consistent with the HDR designation are Multi-Family One to Multi-Family Three (MF-1, MF-2, and MF-3), and Planned Development. The subject site is zoned PD114A. This proposal is consistent with the HDR FLUM designation.
BACKGROUND
On April 7, 1998, the City Council approved PD-114A for this property that allowed for the townhome development.
On June 13, 2005, the Planning Commission approved the Townhomes of Camp Wisdom Addition, a 113 lot and 10.0557 attached residential subdivision
ZONING REQUIREMENTS
The subject site is zoned PD-114A district. The proposal meets the applicable minimum dimension requirements for the zoning district.

RECOMMENDATION:
The DRC recommends approval of the request for a replat.
